First Time Buyer Programs include:

WHEDA - the Wisconsin Housing Economic Development Authority which is limited to Wisconsin properties only. WHEDA , subsidized by the state of Wisconsin, offers below market fixed-rate loans exclusively for people who have not owned real estate in the previous three years (generally first time buyers). Rates are typically 1/8th% to 1/4% lower than normal market rates and the cost of private mortgage insurance is also reduced. Minimum down payment is generally 3% but can be reduced to 0% if the homebuyer meets additional requirements.There are household income limits and home purchase price maximums. Income limits are $65,200 for 1-2 person households and $71,720 for families of 3 or more people. Home purchase price maximum is $204,400 for a single family home. Certain urban areas and depressed rural counties are classified as "targeted areas" and can change the above stated rules. Purchase price limits are about $40,000 higher in targeted areas or if the property is a 2-unit, 3-unit or 4-unit. The first time buyer requirement is waived if the property is in a targeted area. Income limits are also slightly higher for targeted area.

FHA - the Federal Housing Administration is a government-insured loan program that is ideal for homebuyers with less than perfect credit. FHA loans are not restricted to first time buyers. There are no income limits. But there is a loan limit - $208,700 for single family homes. Limits can vary by county and are higher for 2-unit, 3-unit and 4-unit homes.

Like WHEDA, FHA loans require a 3% down payment requirement, but the 3% down payment can be gifted to the home buyer through a special arrangement with a non-profit agency. Accunet can make arrangements for the special non-profit gifting program which is ultimately funded by the home seller. Rates are about the same as conventional fixed rate loans but there is an upfront government insurance premium that is added to the loan balance and monthly insurance as well.
